Re-roof permit check with one- and two-family exemption limits

SDCI says a re-roof permit is needed when repairing an area greater than 500 square feet or replacing roofing materials on commercial and multifamily projects, including roof cover, sheathing, or insulation replacement. For one- and two-family homes and townhouses, SDCI says a permit is not required for re-roof work if no changes are made to the building envelope other than adding or replacing insulation and the insulation value is equivalent to or better than the existing structure; construction permits are needed when the re-roof alters the building envelope beyond that.
